What is a cash sale?
In a cash sale, the buyer pays without a mortgage loan. With no lender involved, there's no appraisal or loan approval to wait on, so a cash sale can often close in a couple of weeks once the title is clear.
Most cash buyers are investors. They plan to repair the home and resell it, or rent it out, so they buy as-is and price in the work and risk.
Why sellers choose cash instead of listing
A cash sale isn't for everyone, but it can be the right call when time, condition or privacy matter more than top dollar.
- No repairs, cleaning or showings
- A closing date you choose
- No buyer loan that can fall through at the last minute
- Fewer people walking through your home
- Often no agent commission when you sell straight to an investor
The trade-off: speed vs. price
A cash offer is usually lower than what the home could bring on the open market, because the buyer takes on repairs, holding costs and resale risk. That's the honest trade.
The question is how much lower, and whether that difference is worth the speed and ease to you. You can only answer that if you see both numbers: a realistic listing price and a real cash offer.
How to tell if a cash offer is fair
Ask any cash buyer how they got to their number. A fair buyer can explain it.
- What do they think the home is worth after repairs?
- What do they estimate the repairs cost?
- Who pays closing costs, and is there any fee?
- Is there an inspection period that lets them back out?
- Do they have proof of funds?
Why work with a licensed agent who is also an investor
Most sellers have to pick a side: call a cash buyer and hope the offer is fair, or call a realtor and wait for a retail buyer. Travis can do both, and he'll show you the numbers for each before you decide.
- He invests himself. Travis can make a direct cash offer on some homes, as a principal, with his license status disclosed.
- He knows other investors. If a home isn't a fit for him, he can bring it to local buyers he already works with, so you can compare more than one offer.
- He finds investors on the MLS. As a licensed agent, he can list the home where agents and their investor clients look every day, which can bring more competition than a single "we buy houses" call.
- He's licensed in Mississippi. That means written agreements, clear disclosures and a duty to deal honestly with you.
Situations where a fast cash sale often helps
Cash sales tend to fit homes with a deadline or a complication. Travis has written separate guides for each:
- Pre-foreclosure or missed mortgage payments
- Inherited or probate property
- Judgments or liens on the title
- Major repairs you can't afford
- Divorce, relocation or tired landlords
Frequently asked questions
How fast can I sell my house for cash in Hattiesburg?+
Once you accept an offer and the title search is clean, a cash sale can often close in a couple of weeks. Title problems like liens or probate can add time.
Do cash buyers pay less than market value?+
Usually, yes. Investors price in repairs, holding costs and profit. Comparing a cash offer with a realistic listing price shows you exactly what speed costs.
Do I need to make repairs before a cash sale?+
No. Cash buyers generally buy as-is. You can leave the repairs, and in many cases the belongings you don't want, for the buyer.
Are there fees when I sell to a cash buyer?+
Selling directly to an investor often has no commission, though normal closing costs may apply. Get every cost in writing before you sign.
Why use a realtor if I want a cash sale?+
A licensed agent who also invests can make an offer, bring other investors and list the home on the MLS, so you get competing offers instead of one.
Is a "we buy houses" company the same as an investor?+
Many are investors or wholesalers. A wholesaler may sign a contract and then sell that contract to another buyer, so ask who is actually buying.
Can I sell for cash if I owe more than the house is worth?+
Possibly, through a short sale where the lender agrees to accept less. Travis's short sale guide explains how that works.
