Hattiesburg real estate is really a handful of markets stitched together across Forrest and Lamar counties. A home in Oak Grove, one in the Avenues, and one on five acres outside Purvis attract different buyers, get compared to different sales, and respond to different things. That's why I don't trust anyone — including a website — that gives you a value without looking at the right comps.
What keeps demand steady here
A few things anchor the Pine Belt: the University of Southern Mississippi and William Carey University, a regional medical community, and Camp Shelby nearby. Students, faculty, medical staff and military families keep people moving in and out year after year. That steadiness is good news for sellers and gives buyers a range of homes to choose from.
Neighborhood by neighborhood
West Hattiesburg & Oak Grove
Lamar County's busiest corner. Newer subdivisions, quick access to Highway 98 shopping, and families drawn by the Oak Grove schools. Homes here tend to be compared against other newer builds, so condition and updates carry real weight.
Petal
Across the Leaf River in Forrest County, with a small-town feel and a school district many families seek out. Buyers often weigh Petal against Oak Grove, so pricing has to account for both.
Midtown, Downtown & the Avenues
Older homes with character, close to the University of Southern Mississippi and the historic districts. Age, renovations and lot quirks make hand-picked comps especially important here.
Sumrall & Purvis
More land and room to breathe. Acreage, outbuildings and newer construction are common, and two homes a mile apart can be very different properties. Land value is part of the story.

What actually moves a home's value
- Recent sales close by. Sold homes within about half a mile, similar in size, age and style, matter far more than city-wide averages.
- Condition and updates. Roof, HVAC, kitchens and baths show up in what buyers will pay.
- School district. Oak Grove, Lamar County, Petal and Hattiesburg districts each have their own following.
- Flood zone and insurance. Near the Leaf and Bouie rivers, insurance cost can change what a buyer can afford.
- Land. Out toward Sumrall and Purvis, acreage and outbuildings can matter as much as the house.
