A buyer's checklist

How to choose the best realtor in Hattiesburg.

Interview more than one agent — you should. The best realtor for your Hattiesburg home is the one who can answer these questions with specifics, not slogans. Here's the checklist, and how we answer every item on it.

The five questions

Ask every agent you meet.

Question 1

"How did you arrive at my list price?"

A good agent walks you through sold comps and the adjustments between them. A vague answer like "the market feels hot" is the biggest red flag in hiring. We show you every comp we used and why.

Question 2

"What have you actually sold here?"

Ask for recent sales in your immediate area and the list-to-sale picture. A Hattiesburg realtor should be able to speak to your specific neighborhood, not just the county.

Question 3

"How and how often will we communicate?"

Decide up front: weekly summaries, every showing, every offer. Whoever you hire, the communication cadence should be explicit — that's how we work with every client.

Question 4

"What's the marketing plan for my home?"

Expect specifics: MLS syndication through Flex MLS and MLS United, professional photos, and where the listing gets promoted. If the plan is "I'll list it and see", keep interviewing.

Question 5

"What do you charge, and what does it cover?"

After the 2024 rule changes, buyer-broker compensation is negotiated case by case. A good agent explains their fee plainly and what services it pays for. We do the same before you sign anything.

Walk-away signs

Red flags when you're interviewing.

  • Won't explain where the price came from
  • Promises a specific sale number before seeing your comps
  • Can't name recent sales near your home
  • No marketing plan beyond "put it on the MLS"
  • Fee discussion only happens at signing
