Six home buying tips for Hattiesburg

The things I tell every buyer before we start touring homes in the Pine Belt.

Check the flood zone before you tour

Parts of the Pine Belt sit near the Leaf and Bouie rivers. Look up the flood zone and get an insurance quote early — it can change your monthly payment.

Compare against sales, not listings

An asking price is just a starting point. I pull recent sales close to the home so you know what it's really worth before you offer.

Inspect for Southern-climate issues

Humidity, termites, drainage and roofs take a beating here. Budget for a thorough inspection, plus a termite inspection.

Out in the county? Ask about septic, well and roads

Homes in Sumrall, Purvis and rural Lamar and Forrest counties often have septic systems, wells or private roads. Each needs its own check.

Think about resale

School zones, floor plans and lot location affect how easily you'll sell later. A good home in the right spot holds its appeal.

Move quickly, but don't skip steps

When a good home hits the market, be ready with your pre-approval, but never waive protections you don't understand.
