How to read these numbers
Asking prices show what sellers hope to get. Sold prices show what buyers actually paid, and that's what I use to price a home. A gap between the two tells you how much room there is to negotiate.
If you're selling
Your real competition is the homes listed near yours with a similar size and condition. Pricing a little high often means more days on the market and a lower final price. That's why my Home Value Analysis starts with sold comps, checked by hand.
If you're buying
Use price per square foot to spot homes priced above or below their neighbors, then look closer at why. Compare homes side by side to see it for yourself.
